Just life.
X is a variable. The card rules tell you what fits the variable. In this case, life.

Wrong, it is both mana and life, the card clearly states an additional cost which is life, the x in the mana cost to be paid with mana, dont believe look it up.

Still a nice card if you can ramp a mono black deck (shrine to NYC with devotion or with crypt ghast and getting adding additional B from swamps.) Shouldn't be to hard to have more life.
